Roofing Replacement Done Right

A roof is far more than the cap on top of your home. It is the primary shield against rain, wind, snow, ice, hail, and the relentless heat of the sun. When that shield begins to falter, the consequences ripple throughout the entire structure, from compromised insulation to water-damaged framing and ceilings. At Hutchinson Construction, we approach every roofing replacement project with the same philosophy that guides everything we build: “Quality. Without compromise.” We believe in consistently delivering quality craftsmanship, and nothing reflects that promise more clearly than a roof installed to perform for decades.

Replacing a roof is one of the most significant investments a homeowner will make, which is why we treat each project as a long-term partnership rather than a transaction. From the initial inspection through the final cleanup, our team of skilled professionals is committed to exceptional workmanship on every project, ensuring that the finished product not only protects your home but enhances its appearance and resale value.

Signs Your Roof Needs Replacement

Many homeowners across Western North Carolina wait until water is dripping into a bedroom before considering a new roof, but the warning signs typically appear long before interior damage occurs. Identifying these indicators early can prevent costly secondary damage to drywall, electrical systems, and structural framing.

  • Curling or cupping shingles which suggest the asphalt has aged past its useful service life
  • Granule loss accumulating in gutters indicating the protective layer is wearing thin and UV exposure is accelerating deterioration
  • Visible sagging or dipping along the roofline that often points to compromised decking or rafters underneath

During our inspections, we examine flashing around chimneys and vents, the condition of underlayment where accessible, attic ventilation, and the integrity of fascia and soffits. A thorough evaluation gives you a complete picture rather than a surface-level guess, and it allows us to provide accurate scope and timeline expectations.

Our Roofing Replacement Process

Our methodology has been refined through years of experience and a passion for excellence. We ensure that every detail is meticulously crafted to meet the highest standards of durability, functionality, and aesthetics. The replacement process begins with a complete tear-off of the existing materials down to the decking. While some contractors offer to install a second layer over an existing roof, this approach often hides underlying damage and reduces the lifespan of the new installation. We do not cut these corners.

Once the deck is exposed, we inspect every sheet of sheathing, replacing any that show rot, delamination, or insect damage. Next, we install a high-grade synthetic underlayment along with ice and water shield in valleys, around penetrations, and along eaves where ice damming is a concern. Drip edge metal is installed at the perimeter to direct water away from fascia boards.

For the visible roofing material itself, we frequently use GAF shingles in our projects. GAF is one of the most respected manufacturers in North America, and their products offer excellent wind ratings, algae resistance, and a wide variety of architectural styles and color palettes. We have extensive hands-on experience installing their product lines to manufacturer specifications.

Material Choices and Aesthetic Considerations

Choosing the right roofing material involves balancing budget, climate performance, architectural style, and long-term maintenance expectations. Architectural asphalt shingles remain the most popular choice for residential homes due to their proven performance, attractive dimensional appearance, and reasonable price point. For homeowners seeking longer service life or a distinctive look, metal panels, standing seam systems, and synthetic slate alternatives offer compelling options.

We also pay close attention to ventilation during replacement. Proper intake at the soffits combined with ridge venting allows hot air and moisture to escape the attic, preventing premature shingle failure and reducing cooling loads in summer. Many older homes have inadequate ventilation that we can correct as part of the replacement scope.
